Portland Metro Home Sales Picked Up Pace in July, New Report Shows

A new market report shows the Portland metro housing market kept its momentum through July, even as the season's usual summer slowdown set in. Closed sales reached 2,167 for the month — down slightly (4.2%) from June's peak of 2,263, but up a solid 8.1% compared to July of last year.

Prices held steady rather than climbing further. The median home sale price came in flat year-over-year at $555,000, while the average sale price ticked up 1.7% to $632,500 — a sign of a market that's stabilized rather than one still running hot.

Perhaps the most notable number: homes that sold in July spent an average of just 54 days on the market, the fastest pace of the entire year so far, even accounting for the seasonal slowdown that typically shows up this time of year. Inventory nudged up slightly to 3.3 months of supply, still landing in what's generally considered a balanced-to-seller-leaning market.

For buyers across the metro suburbs — Beaverton, Gresham, Lake Oswego, West Linn, and Clackamas — the numbers suggest a market that rewards moving quickly on a well-priced home, but without the bidding-war intensity of a few years ago. For sellers, steady prices and a shrinking time-on-market are both good signs, though the slight dip in sales volume from June is a reminder that summer's second half tends to move a bit slower than its first.
